What to Check When Buying a Home in Çanakkale

2. Check the title deed and encumbrances

3. Ask about the occupancy permit and title deed type

In buildings without an occupancy permit (iskan), getting a mortgage and reselling later can be difficult. Find out whether the title deed is construction servitude (kat irtifakı) or full condominium ownership (kat mülkiyeti).

4. Assess the building’s safety

Building age, structural system and earthquake resilience are important in a city like Çanakkale, which lies in an earthquake zone. If needed, consider getting a building inspection report from an independent expert.

5. Calculate the total cost

In addition to the sale price, add the title deed fee, revolving fund fee, DASK, any brokerage fee, moving and renovation costs to your budget. For homes in gated complexes, always ask about the monthly service charge.
